State Employees Association of North Carolina (SEANC) Offices
The project consisted of interior renovations to an existing office building into the Headquarters of the State Employees Association of North Carolina. The scope of work included electrical, mechanical and plumbing improvements. The building will contain office suites, a large seminar room that seats 100 people (with a dividing partition), conference rooms, break room and other support spaces.
In order to to improve the experience of the lobby space, the ceiling was raised with the use of a combination of "Curvatura" custom ceilings and hard gypsum board ceilings. Built-in paneling and architectural decorative columns were used to add warmth and richness to the space. The client presented Ms. Qubain with an Appreciation Award for the Outstanding Design of their facility.
GAINES Office Building, Knightdale, North Carolina

A new office building for a contracting company. It was designed with the users in mind, and utilized exposed wood beams and columns.
The plan is open office plan with a work room at the center where the interaction takes place. The center roof over the central area pops up and provides clearstory windows for natural daylight. Cultured stone columns provide texture and help anchor the building to the site.
Clubhouse and Sales Center

The structure is reminiscent of an old English Cottage with high sweeping roofs and dormers. The two structures were connected with a breezeway to allow residents access to the pool without disturbing the main buidling.
The main structure consists of club room and game room, sales offices with support kitchen and toilet spaces. The second structure houses changing rooms for the pool as well as a snak bar and pool equipment room.
The project is designed to blend into a new neighborhood in Granville County outside of Creemoor. It will serve as a recreational amenity and a sales office for the neighborhood.
Forest Hills Shoping Center
Renovation and additions will transform an old tired shopping center into a lively commercial center.
The old structure was stripped down to steel and clad with brick and stucco walls. A new addition was carefully placed to respect the existing building and reinforce its scale and size. Pedestrian friendly outdoor spaces and courtyards were created to encourage people interaction.
New Wheelchair Storage Shed for the Tammy Lynn Center
The structure was designed to fit into the campus setting. The roof is formed like a saw tooth (similar to adjacent buildings) with south facing windows for natural day lighting. The plan is modular and can be added on to. Storage cabinets flank both sides of the shed a workbench in the center of the space.
As a Triangle AIA Board member, Ms. Qubain spearheaded and managed a charrette for the design of the Wheelchair Storage Shed during the 2005 AIA Architecture Week at NC State University. She also managed to obtain in-kind donations from local engineering firms and donated her architectural services as well.
The building was recently completed with gifts and donations received from AIA Triangle members, local vendors and local contracting company.
Partners III Research Building

Planning and design of a Biotechnology Research Facility
The project consisted of a three-story shell laboratory/office building, a four story parking structure and an outdoor courtyard space. The building design allows for flexibility and ease of retrofitting the laboratory and office space to accommodate a variety of tenants and their changing needs.
Field Hockey Stadium, at UNC-Chapel Hill

Stands and facilities for the Hockey and Lacrosse Teams
The project consisted of stands with a capacity for 750 spectators, with an elevated press box. The space under the stands houses offices for the Field Hockey and Lacrosse Coaches, a team meeting room, dressing rooms for both teams, a sports medicine room and other support spaces.
